Wanted 3/4 bed in Fochabers, Huntly, Mosstodloch or Lhanbryde

3-4 bed house/flat/maisonette required. Needs to have 3 rooms + dining room or office, or 4 bedrooms with no dining room.
My fiance is a self employed music teacher, teaching guitar from home and at local schools.
I am a self employed hair stylist, and also a full time student studying a Psychology degree (receiving full funding from England Student Loans, equal to annual earnings from employment).
We have 2 daughter who are at that age now where they need their own space, and room. Doesn't have to be 2 double rooms but it would be nice for them.
We also have 2 fully house trained cats (aged 8 years old and almost 10 years old) and we're hoping to add a puppy, a small breed dog (probably a Beagle), to our family in Sept.
Perspective landlords need to be under the understanding that we will apply for DSS/Housing Benefit because we are entitled to apply for it. We will always in all cases tick the box for the landlord to receive the money directly and not for any council money to come through us for rent. Just because it makes everyone's life easier. We are also looking to move around the times I have student loans come through because that means we have money to pay a deposit and first months rent without having to mess around with the council and/or waiting for rent benefit to be granted.
We're looking to stay within Fochabers if possible but we're open to Elgin, Huntly, Mosstodloch, Lhanbryde, and anywhere between depending on the house and rooms etc.
Fochabers and Huntly would be our top choices.
Garden is a huge thing on our ever growing list of must haves in the next property we rent. Obviously with kids we'd like one but it doesn't have to be massive, just a simple back yard will do. If it's bigger or there is a front and back yard then that's awesome too.
What is more important to us is number of rooms since one of us will be working from home, and the location of the house to my fiances students who have to drive to us.
